Spring Tune Up Preventive Maintenance

 
Your home is like an envelope.  Once you open the envelope you have broken the seal.  A house is the same thing.  For all green vegetation around your house to grow in the Spring it requires rain water to profit, therefore your roof is a very important component of your house.  A preventive maintenance check list is having good sense. Create a check list of your roof every spring and save money down the road from serious leaks.

Check list

Chimney tops -  inspect chimney concrete cap to make certain that there are no evidence of spalling, cracks, and deterioration.  If present it should be repaired immediately to prevent the element from penetrating on the back side of your bricks which can cause severe damages and moisture problems, the worse is mold.

Inspect all brick lines for evidence of decay, tuck point at all brick joints might be required

Inspect step flashing at bottom of chimney and roof lines, to make sure that the caulking bitumen at top edges is not cracking and fasteners are not popping up

Inspect all shingles flaps to make sure none are spalling or lifting from the winter months which could be caused by ice and snow backup

Check all eaves troughs and downspouts to make sure that they are clean and downspout not plugged

Inspect roof ridges if there are any roofing nails popping

Inspect all vents and rubber gasket around plumbing venting pipes for cracking on the rubber, and roofing nails popping on vents

At all eaves inspect shingles for curling tabs. If the tabs are folding downwards creating a water fall rain water, that can easily penetrate behind your fascia and eventually create wetness in your insulation in your attic and mould.  If a drip lip is not present consider installing one by a professional

Inspect all eaves trough fasteners which holds material in place

Check all soffits and fascias and chimney from animal intrusions such as raccoons, squirrels, and birds.  They are very difficult to get rid of and can get costly
